Every so often, a buyer walks into their new home and says, “Wait, where’s the fridge?” It happens more than you’d think.

When you buy a home, anything attached usually stays — built-in shelves, light fixtures, curtain rods. But movable items like appliances or décor aren’t guaranteed unless they’re written into the contract. I always go line-by-line with clients to make sure we’re clear on what’s included.

It saves a lot of awkward surprises on move-in day. A little extra clarity upfront can make your closing day way smoother.
